- Check-in: After 4 pm, Check-out: Before 10 am. On site parking is FREE. We have 2 on-site Electric Vehicle (EV) Chargers (paid).
- No smoking and no pets by resort policy. Please check other resort rules.
- Minimum renter’s age is 25 (waived if married). One parent/guardian is required for every 3 children
- Payments: 20% non-refundable payment is upon booking, balance 30 days before check-in.
- Cancellation Policy: 20% deposit is non-refundable after booking, and all rent is non-refundable if the booking cancelled within 30 days before arrival. Cleaning fee and sales tax are refundable upon cancellation within 1-30 days before check-in. You can buy Travel Insurance during and after booking.
- Private beach sets we provide in the units are allowed behind 3-5 rental sets. Beach rentals (2 chairs and 1 umbrella) are $55 for 1st row and $45 for other rows (2025 prices, beach service available March-November).
- Discounts: Weekly 5-10% (some seasons). Monthly 5-30% for Dec-Jan-Feb. Repeat guests 5%. More discounts here.
- 5th and more guests are $20 pp/night (incl. children and infants)
- $170-205 resort/cleaning fee depending on the unit, 3% processing fee and 13% sales/tourism tax will be added, Refundable Damage Deposit $200 is held on your card before arrival (waived if optional damage waiver purchased), and released in 1-2 days after check-out.
- You will need to upload your ID and e-sign our rental agreement during booking.
HOUSE RULES
- Smoking and vaping are not allowed in the unit, on the balcony or anywhere in the resort except designated smoking areas. This is strictly enforced and you will be charged $250 without exception if housekeepers report smell of tobacco, marijuana or vape in the unit after you check-out.
- No more than number in the booking can stay in the property including infants and children. Visitors are not allowed to the resort. 1 parent/adult guardian over 25 years of age is required for every 3 unmarried guests under 25 years of age to check-in.
- Pets are not allowed. We all love our furry friends, but unfortunately HOA does not allow any pets in the resort premises.
- Please do not cook heavily aromatic food (curry, fish, garlic) as it requires unit to be aerated at extra cost
- Please respect your neighbors and keep noise level low between 10 pm – 8 am. Do not drag the furniture as it disturbs the guest below you.
- Please do not put any shrimp peelings, seafood, eggshells, or other hard food substances in the garbage disposal
- We do not allow any towels, sheets, bedspreads, or any furnishings to be removed from our condo at any time
- Clothing, towels, sheets, bedspreads, or other items should never be hung to balcony rails
